The tasteful updates throughout the home make it feel not only comfortable, but elegant, functional, and spacious. A gas fireplace was just added for your comfort as well! As you walk in, you will be greeted by an expanded entryway with slate flooring with plenty of space to put your things. The living room offers high ceilings and comfortable recliners. This entire space is capped with windows drawing your attention to the trees and mountains behind. If you're looking for the perfect mix of convenient access to the slopes, central location and homey comfort, this is a good choice for you! You will enjoy the easy, car free access to the ski trails, but also the myriad of attraction

  • Kitchen: Fully stocked for all your cooking needs and offers granite countertops, a drip coffee maker and cozy breakfast bar that seats 3! 
  • Dining/Living Area: A sunny open concept space with large dining table that seats 6 and comfortable furniture that surrounds the gas fireplace. View from every window and access to the back deck for additional outdoor dining. 
  • Lower Level Area: Enjoy a 2nd living/entertaining area with a TV and comfortable couches. Access to back deck!
  • Outdoor Area: Back deck accessed from main level living area and access to outside yard from lower level. Located walking distance to the ski slopes, base lodge and Fabyan's Fields.

All association rules and especially Quiet Hours (10 pm - 8 am), Parking Limitations (2 vehicles at unit, others at overflow), no Trash left outside must be followed. The overflow parking for this unit is a 3 minute walk from the house. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. Short Term Rentals affect the neighbors and communities around them. We must do our duty to protect our local residents, our owners, our homes and the communities around us. These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. We appreciate your understanding and your help, so that we can continue offering these amazing lodging options and ensure everyone has a enjoyable experience!  

-Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4PM; Check-out: 11 am.  Unauthorized early arrivals or late checkouts subject to $100/hr fee. 
-Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
- No Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds.  Absolutely NO PARTIES without express authorization
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property.  A $100 fee may be imposed for violations of these rules.  
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
