With 4 floors of space, 6 bedrooms, 2 driveways and yard and firepit, you will spend your vacation in style while soaking in the slope views and the wooded surrounding that make you feel like you have complete privacy, even though you are in the middle of Bretton Woods, the #1 rated resort in the East for snow and one of the most scenic resorts in the country, with a plethora of things to do in every season. From world class skiing and hiking, to snowshoeing in our fairy tale woodlands, to the stunning scenery of our parks, to the thrill of the Cog Rail, Santa's Village, Storyland, the Kancamagus and innumerable other attractions. So much to do, you'll just wish for more time!

House is divided into 4 levels. The upper driveway and front door enter on level 1 with 4 bedrooms and 2 baths. Up one level from ground is the living room, kitchen and bedroom 1. On the 3rd level is the pool table, and additional living room area. The lower level, accessed from the inside or the lower driveway contains the apartment with separate kitchen and living area.

This home does not have AC. Our climate is mild and AC is generally not needed. Fans are provided.
Garage is on lower level and is quite small. It is available for guest use but it may not fit larger vehicles.

*Please Note: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially QUIET HOURS (10 pm - 8 am), PARKING LIMITATIONS (2 vehicles in driveway, 1 in garage, others at overflow parking located at the base of the ski area), no TRASH left outside must be followed. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. Short Term Rentals affect the neighbors and communities around them. We must do our duty to protect our local residents, our owners, our homes and the communities around us. These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. -Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4PM; Check-out: 11 am.  Unauthorized early arrivals or late checkouts subject to $100/hr fee. 
-Parking Limit: 4 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
- No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds.  Absolutely NO PARTIES without express authorization. Pet fee for pet friendly units ($100/pet per stay) is not included in Airbnb quotes.  
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property.  A $100 fee may be imposed for violations of these rules.  
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
