Thank you for your business! We hope you enjoy your stay at one of our properties.
These Terms & Conditions govern your reservation and are accepted during the booking process. Please read them carefully prior to completing your booking. We believe that transparency makes for a better experience for everyone, so we'd rather be upfront about rules, terms and conditions than surprise our guests later! So, let's get the boring part of the way, so that we can get to the fun stuff: your stay with the White Mountains #1 Vacation Rental company!
ACKOWLEDGEMENT
By completing a reservation, submitting payment, checking in, entering the property, or taking occupancy, the Guest acknowledges that they have read, understand, and agree to these Terms & Conditions, whether or not they are later signed.
PAYMENTS
Payments may be made using major credit cards or electronic check.
Credit card payments are subject to a non-refundable 3.5% processing fee. There is no fee for electronic checks - but electronic check payment is only available up to 30 days prior to check-in.
CANCELLATIONS (STRICTLY ENFORCED)
Reservations are subject to the following cancellation policy:
-Free cancellation if cancelled more than 30 days prior to check-in
-50% penalty if cancelled 30 to 14 days prior to check-in
-No refunds within 14 days of check-in
IMPORTANT NON-REFUNDABLE NOTICE:
Once a reservation is within 14 days of check-in, it is non-refundable for any reason, including but not limited to disagreement with these Terms & Conditions, House Rules, or failure to review them. Third-party booking fees (Airbnb, VRBO, Booking.com, etc.) are outside of our control and subject to those platforms’ rules. These policies are applied fairly to all guests without exception. Trip Insurance is strongly recommended.
DAMAGE WAIVER, AUTHORIZATION & CAPACITY RESTRICTIONS
Properties are inspected before and after each stay.
Guests agree to pay for:
-Flagrant or accidental damage
-Excessive cleaning
-Missing or damaged contents
-Any incidentals caused during the rental period
Your reservation includes a Damage Waiver (up to $1,500) that covers up to $1500 of ACCIDENTAL damage. This does not include damage due to negligent behavior, parties, or any damage connected to a breach of House Rules. Any damages exceeding coverage authorize charges to the payment method on file.
Sleeping capacity is strictly enforced: Twin = 1 guest; Double/Queen/King = 2 guests; Guests may not exceed maximum occupancy without prior written approval.
Unauthorized additional guests will be charged 20% of the nightly rate per guest, per night.
No pets, smoking, or parties unless explicitly authorized in writing.
RULES, REGULATIONS & ENFORCEMENT
ALL PAYMENTS ARE NON-REFUNDABLE except as expressly stated above.
Many homes are located in residential neighborhoods or HOAs with strict rules. Zero-tolerance policies apply to noise, parties, and disturbances.
Violations may result in immediate termination of occupancy, fines, and removal from the property without refund. Fines and penalties are charged directly to the Guest’s payment method on file.
RESERVATIONS & APPROVAL
All reservations are subject to Management approval.
Rates are not guaranteed until confirmed and an initial payment is made.
In the rare event of a booking issue, Guest will be notified as soon as possible.
ARRIVAL & DEPARTURE
-Check-in: No earlier than 4:00 PM
-Check-out: No later than 11:00 AM
Early check-in or late check-out may be available for a fee (not during peak periods) and must be confirmed in writing.
UNAVAILABILITY
Should the Premises become unavailable due to circumstances beyond Management’s control, Management may substitute a comparable property or cancel the reservation and issue a full refund of amounts paid.
NOISE ORDINANCE
-Quiet hours are 10:00 PM – 7:00 AM.
-Violations may result in fines and/or removal without refund.
APPROVED GUESTS & USE
-The property is for use only by approved guests listed on the reservation.
-The reserving Guest is responsible for all occupants and visitors.
-Exceeding occupancy limits constitutes breach and forfeiture of all monies paid.
SECURITY DEPOSIT & AUTHORIZATION
A valid credit card must be kept on file.
Guest authorizes charges for:
-Damages not covered by Damage Waiver
-Missing items
-Excess cleaning
-Fines
-Costs incurred to remove Guest from the property
CONDITION OF PREMISES
-Guest must report any issues immediately upon arrival.
-Reporting does not entitle Guest to cancellation or refund.
SYSTEM FAILURES & NO REFUNDS
-No refunds are issued for failures of utilities, appliances, HVAC, internet, cable, pools, hot tubs, or other systems.
-Management will make reasonable efforts to repair issues promptly.
ENTRY
Management may enter the property:
-To make repairs or supply services
-To verify compliance
-In emergencies
-With reasonable notice (24 hours when practicable) for showings or inspections
PERSONAL PROPERTY, LIABILITY & INDEMNIFICATION
-Guest personal property is not insured by Owner or Management.
-Guest agrees to indemnify, defend, and hold harmless Owner and Management from all claims, losses, damages, costs, and attorney’s fees arising from Guest or invitee use of the property.
RELEASE OF LIABILITY
To the fullest extent permitted by law, Guest releases Owner and Management from liability for injury, death, or property damage arising from use or occupancy of the property, including ordinary negligence.
This release binds Guest’s heirs, assigns, and representatives.
ENTIRE AGREEMENT
This Agreement constitutes the entire contract between Guest and Management. If any provision is deemed unenforceable, the remainder remains in effect.
ACCEPTANCE
By completing the booking, submitting payment, checking in, entering the property, or otherwise taking occupancy, Guest affirms acceptance of these Terms & Conditions and House Rules listed on Property Description. |
