  • Guest Bedroom #1: Located on the second floor and features a Queen and twin bed (in alcove) and access to the loft area. Sleeps 3. NOTE: Access to loft (bedroom #3) is through this room. 
  • Guest Bedroom #1: Located in the loft and features two twins and a full bed. Sleeps 4. NOTE: Access is through Upstairs Queen (bedroom #2)
  • Guest Bedroom #2: Located on the lower level and features 3 full beds. Sleeps 6.
  • Guest Bedroom #3: Located on the lower level and features a queen bed. Sleeps 2.
  • Bathroom #1: Just renovated! Located on the upper level and features a large multi-head shower and new countertops and cabinets.

This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially QUIET HOURS (10 pm - 8 am), PARKING LIMITATIONS (2 vehicles at unit, others at overflow), no TRASH left outside must be followed. The overflow parking for this unit is a 4 minute walk from the house. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. -Due to the behavior of a minority of our guests, we must hold these rules strictly. We  apologize if it feels that some of these rules are strict or overbearing. Short Term rentals affect the communities around them and we must do our duty to protect our local residents, 
our owners and homes and the broader communities that we operate in. We appreciate   
your understanding. And we appreciate you abiding by these rules with respect and    
diligence.
-Guest will be required to sign a rental agreement
-Check-in: Any time after 4PM unless otherwise authorized.
-Checkout is 11 am - Unauthorized late checkouts subject to $100/hr fee.
-Property may be equipped with cameras on the exterior of the property. They will not be   
recording audio nor will they be able to see areas of property where personal privacy should 
be expected, such as windows or hot tubs.
-The number of people in the unit cannot exceed the reported guest count without approval.
-Guests on property that are not provided in your guest list will be considered as trespassing.
-No events, parties or large gatherings. An event is any period of time that guests not 
included in the guest count are at the property. 
-At no time is it acceptable for people, instruments, tvs, speakers, or other audio devices to 
be so loud as to be a nuisance to others.
-Guests expected to follow posted speed limits and drive cautiously.
-No smoking inside the unit; $250 fee for violation.
-No fireworks; $100 fee for violations.
-No trash is to be left outside at any time; $100 fee for violations.
-No pets allowed. Unauthorized pets subject to $300 fee and immediate removal from the unit.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Home is in a wooded location. Please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
-Parking Limit: 2 Vehicle: $100 fee per vehicle will be imposed for violations. Please contact Bretton Woods Vacations if you have any questions.
