The back deck is a great spot for grilling, and leads to a beautiful back yard surrounded by majestic woods and mossy ground covers - spectacular in the winter, and a great place to go for a walk in the summer. You never know when you might see a moose! At night, enjoy the firepit and marvel at the show that the stars put on; can you find the Milky Way? And to top it off, the house is conveniently located to all major area attractions, from Santa's Village and the Cog Rail to Bretton Woods, Cannon Mountain and Franconia Notch. These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. -Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4PM; Check-out: 11 am.  Unauthorized early arrivals or late checkouts subject to $100/hr fee. 
- No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds.  Absolutely NO PARTIES without express authorization. Pet fee for pet friendly units ($100/pet per stay) is not included in Airbnb quotes.  

-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property.  A $100 fee may be imposed for violations of these rules.  
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
