Come and stay in the quaint village of Franconia in our roomy 3 bedroom, 2 bath private residence. Just 3 miles from Cannon Mountain and the White Mountain National Forest, "Big Red" boasts vaulted ceilings, a romantic fireplace,  fully equipped kitchen, pantry and laundry room, and a lofted living/game room for group fun. With approximately 2,000 square feet over two floors, this is a delightful, quiet getaway for guests in any season.  
The first floor's kitchen, dining, laundry and vaulted living room are on the eastern end of the property offering beautiful morning light through 2-story windows and a restful sound and spatial buffer for the king bedroom and ensuite bathroom. The kitchen is well-equipped with cooking, baking, blending, toasting, airfrying, instant and crock pots, griddle and coffee services, service and dishware; a dishwasher and new LG washer/dryer set makes visits easier.  A robot vacuum helps keep the wood-like flooring clean as well. 
The second floor boasts a lofted living room, two comfy queen bedrooms with closets and a shared hall bathroom. The loft space is equipped with a couch and chairs, TV, throw blankets, foosball, both board and video games and a desk/chair for your convenience. Except for the bathroom, the 2nd floor is carpeted with a low pile carpet and area rugs. 
Unpack while you visit - there's extensive closet space for clothes, outdoor gear and equipment. Every bedroom features bureaus, closets, laundry baskets, and spare blankets. 
In summer, there are fans & air conditioners in each bedroom. In winter, snuggle up to the romantic fireplace, hearty duvets and in-room heaters. A propane BBQ is offered outdoors during the summer months with all the tools you expect; Adirondacks and folding chairs offer seating. A Summer 2023 picnic bench will offer outdoor dining opportunities for the whole group as well.
The home is professionally cleaned between guests, equipped with WiFi, live TV subscriptions, local guidebooks, linens, towels, pillows, and common soaps and paper goods.  Located in a residential neighborhood with the flowing Gale River across the street, parking is assigned and, like the large yard,  shared with the attached, separate units.

-Laundry room - Full-size LG washer and dryer
-Guest Room 1: King bed, Smart TV, bureau, phone charging lamps, and considerable closet space. This bedroom has an ensuite bathroom shared with the main level hallway. 
-Full Bathroom featuring private shower/tub combo room. 

-Foyer with closet & pantry offer storage. 

Upper Level:
-Lofted living area with pull-out couch, SmartTV & video game hookup, foosball table, desk & chair. 
-Guest Room 2: Queen Bed, with bureau, phone charging, bedside lighting,  alarm clock, bureau.

With approximately 1200 residents Franconia remains sleepy - a gateway to skiing, hiking, and outdoor activities - with little traffic. "Big Red"  is located on the main street of Franconia, a classic New England town that features the charm of local businesses, classic architecture and prominent steeples. Within a lovely, accessible quarter mile you'll find a locally owned bagel-coffee shop, brewpub, multiple restaurants, gas station and a grocer. 
Franconia is best known for its White Mountain National Forest. The mountain pass to the village's south is known as Franconia Notch; well known for its natural features, including the Old Man of the Mountains, Profile and Echo Lakes, the Flume, and the Basin. Cannon Mountain Aerial Tramway and activities therein.
Within 15-20 minute drives you can find more - more food, oodles of retail, movie theaters, live entertainment, brewpubs, spas, health services, antiquing and gyms. First timers often like to visit Mount Washington (the 2nd highest elevation on the eastern seaboard);  waterparks, Storyland and Santa's Village with the kids;  and one time to world-famous Polly's Pancake Parlor,  all nearby. Within an hour, amenities of city life can be found in larger, brisker communities; fortunately, you'll go through moose country to get there. 


HOUSE RULES:
-Due to the behavior of a minority of our guests, we must hold these rules strictly. We  apologize if it feels that some of these rules are strict or overbearing. Short Term rentals affect the communities around them and we must do our duty to protect our local residents, 
our owners and homes and the broader communities that we operate in. We appreciate   
your understanding. And we appreciate you abiding by these rules with respect and    
diligence.
-Guest will be required to sign a rental agreement
-Check-in: Any time after 4PM unless otherwise authorized.
-Checkout is 11 am - Unauthorized late checkouts subject to $100/hr fee.
-Property may be equipped with cameras on the exterior of the property. They will not be   
recording audio nor will they be able to see areas of property where personal privacy should 
be expected, such as windows or hot tubs.
-The number of people in the unit cannot exceed the reported guest count without approval.
-Guests on property that are not provided in your guest list will be considered as trespassing.
-No events, parties or large gatherings. An event is any period of time that guests not 
included in the guest count are at the property. 
-At no time is it acceptable for people, instruments, tvs, speakers, or other audio devices to 
be so loud as to be a nuisance to others.
-Guests expected to follow posted speed limits and drive cautiously.
-No smoking inside the unit; $250 fee for violation.
-No fireworks; $100 fee for violations.
-No trash is to be left outside at any time; $100 fee for violations.
-Dogs (2 dogs max) subject to $100/dog/stay fee. Dogs that may bark cannot be left alone 
inside the unit unattended. No other pets allowed. Unauthorized pets subject to $300 fee 
and immediate removal from the unit.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Home is in a wooded location. Please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
